Rental agreement
Version 2026-10-10.1, in effect from October 10, 2026. Accepting a booking accepts the version current on that date, and we keep a record of which one that was.
Short version: look after the place, stick to four guests, put the fire out, and tell us if something breaks. The rest is detail.
01Who this is between
This agreement is between the owner of Hawk Falls in Vinton County, Ohio and the guest whose name appears on the booking. The guest booking the stay must be at least 25 years old, must be one of the people staying, and is responsible for everyone in the party, including anyone who visits during the stay.
02Your stay
Check-in is from 4:00 PM. Check-out is by 11:00 AM. Tell us in advance if you need either to shift and we will accommodate it where the cleaning schedule allows.
The minimum stay is 2 nights.
03How many people can stay
The cabin sleeps 4. That is a hard limit, not a guideline, and it includes children and infants.
The sleeping arrangement is one queen bed, a couch and an air mattress. It is comfortable for a couple and workable for four.
Bringing more people than you booked for is grounds for ending the stay immediately with no refund. This is the rule we enforce most firmly, because a cabin this remote depends on it.
04Payment
Your card is charged in full when you book, and the stay is confirmed on the spot. There is no approval step and no waiting.
If we cannot host your dates for a reason on our end, you are refunded in full. A refund can take a few days to appear on your statement depending on your bank.
Nightly rates vary by day and season and are shown in full before you pay. A $50 cleaning fee applies to every stay. EV charging is included at no charge. Vinton County's 6% lodging tax is added to the total.
05Changing or cancelling
Free cancellation up to 14 days before check-in.
Cancel inside 14 days and the stay is non-refundable, because at that range we are unlikely to rebook it.
If we have to cancel for something on our end, a burst pipe or a fallen tree across the drive, you get a full refund. We are not able to cover travel costs you have already committed to.
06The land
The property includes roughly 42 acres of private woodland and trails, and you are welcome on all of it.
It is genuinely wild land. The trails are uneven, unlit and unmarked in places. There is wildlife, there are ticks in the warmer months, and there are trip hazards that no amount of maintenance removes from a forest.
You use the trails at your own risk, and you are responsible for anyone in your party who does. Take a light after dark, watch your footing, and check for ticks.
07Fire
The fire pit is for wood fires only. Never leave one burning unattended, and put it fully out before you go to bed or leave the property.
Do not light a fire during a county burn ban. We will tell you if one is in force during your stay, but conditions change and it is worth checking.
No fires anywhere other than the fire pit. No fireworks at any time. We are surrounded by forest and the nearest fire service is not close.
08Getting here and getting help
Access is by gravel drive. It is fine for an ordinary car in normal conditions, but it is not paved and winter weather can make it slow going.
This is a remote property. Emergency services take longer to reach us than they would in town. Please factor that into what you choose to do here, particularly with children.
Cell coverage is limited. Cell service is limited out here. Turn on wifi calling before you arrive.
09Internet and utilities
Internet is Starlink, tested at 70 Mbps down and 16 up. It is genuinely fast, and it is also satellite: heavy weather can interrupt it.
We cannot guarantee uninterrupted internet, power or water, and we do not offer refunds for outages outside our control. If something fails we will fix it as quickly as we can.
If your trip depends on being reliably online, please take that into account before booking.
10Looking after the place
Please treat it as you would a friend’s house. Normal wear is expected and we do not charge for it.
You are responsible for damage beyond that, whether caused by you, your party or your visitors. We will always talk to you before charging for anything.
Tell us about breakages. Things break; it is not a problem. Hiding it and leaving is.
11House rules
No smoking indoors. That includes vaping. Smoking outside is fine, well away from the building, and please take the ends with you.
No parties or events. Maximum four guests. The cabin is for the guests on the booking, not for gatherings.
Ask us about pets. We consider them case by case.
12The EV charger
The charger is 240V Level 2 with a Tesla connector. Use it with your vehicle’s own equipment and follow your manufacturer’s guidance.
Do not modify the installation or connect anything other than a vehicle to it.
13Stairs and the loft
There are stairs up to both decks and to the loft, and the A-frame has sloped walls and low headroom in places.
The cabin is not suitable for guests who cannot manage stairs. Please supervise children closely, particularly around the loft and the deck railings.
14Liability
You accept the ordinary risks of staying in a remote wooded property, and you agree that the owner is not liable for injury, illness, loss or damage to your belongings, except where it results from our own negligence.
Nothing in this agreement limits any liability that cannot lawfully be limited.
You agree to cover any claim brought against us that arises from your own actions, or those of your party or visitors, during the stay.
15If things go wrong
Talk to us first. Nearly everything is fixable and we would much rather hear about a problem during your stay than read about it afterwards.
We may end a stay without refund for a serious breach of this agreement: exceeding the guest limit, holding an event, smoking indoors, or behavior that endangers the property or neighbors.
16The legal bits
This agreement is governed by the law of the State of Ohio, and any dispute will be dealt with in the courts of Vinton County, Ohio.
If any part of this agreement turns out to be unenforceable, the rest of it still stands.
This is the whole agreement between us for your stay, together with the booking confirmation showing your dates, party size and price.
Questions about any of this before you book? Ask us. We would rather settle it now than have it come up when you arrive.
